3. Lot and House Plan – Here we discuss the lot and requirements your home will need. We go over the final plans and converse about any changes needed.
4. Estimating and Budget Review – We take all the information from the previous processes and put that into a budgetary format to see the total cost of your new build. Once approved, we will finalize all the documents and start construction.
5. Permitting and Construction – This is where the fun begins. After all documents and plans have been approved by the city, we break ground for your future home.

How many years have you been in business, and how many homes have you built?
I have been a leader in the construction industry for over 20 years. I have owned my own construction company for 3 years. We have built everything from high-rise condo towers to luxury residential to restaurants and industrial facilities.
Additionally, the subcontractors which join us in the building process are also leaders on their industries and have worked for me for many years, some for more than a decade. They are trusted experts in their field.
Moreover, everyone that we bring to the project is covered either by my $2 million general liability insurance policy or their own company’s liability insurance policy and all workers are covered by workers compensation as the state of Florida requires.
What sort of new home warranty do you offer?

We always offer a one-year warranty and we have options for two-year, four-year and 10-year warranties.

Who will be overseeing the construction of my home? Who can I reach out to with questions as they arise?

I personally oversee all phases of construction. You will have my personal cell phone number, my Superintendent’s personal cell phone number and the number to our project managers. We have an office in West Bradenton, you’re free to stop by the office anytime. You can reach us via text messaging, email, telephone or through our 24/7 project management portal. You will also see us on site quite often.

What is your process for inspections throughout construction, final walk-through, and to address any matters that need to be corrected/finalized?

You are involved in the process from day one. We are open and transparent and everything is recorded and documented. Inspections are handled by Manatee county and they occur at all critical phases from Site Development to structure to plumbing, mechanical and electrical and through all phases of trim out and the certificate of occupancy (CO). We are partners in your home construction and we work with you and your family on a daily basis to ensure quality of construction, ease of communication and reliable documentation of all aspects of the process.

How and when will the final cost of my home be determined?

The final cost of your home is determined once the design is finalized. We can talk about metrics on a per-square-foot basis but your final price will be determined based upon your final design. We work hand-in-hand with you and your family and our architect to design a home that is in-keeping with your budget.

Do you all have your own engineers and soil experts go out to inspect and or survey the land in order to make sure the land is buildable?
Yes. We handle all phases of engineering, design and implementation. It will be quite unusual to have a parcel of land that is unable to be built up unless it is all wetlands. We need to review your survey, that is the very first step. Once we have reviewed your survey the conversation with the architect and the engineers will determine what can be built and where.
 Soil samples and compaction testing are part of the planning process.
Do you help with due diligence on the land within our due diligence period?

Yes. We work with our design team to determine the feasibility of the land and determine a preliminary site plan.

Permits

When a build goes months or even years beyond the estimated completion time it is often because of delays or complications in procuring permits. We understand the permitting process and will be proactive in obtaining the proper licensing and permits to ensure your build goes smoothly.

Do you need more living space? Recently, Manatee County has been in the process of updating the Land Development Code to allow Accessory Dwelling Units (ADU) in existing neighborhoods.
